As tributes continue to pour in following the passing of Prince Adetunji Adeyemi Ogunwusi, the immediate elder brother of His Imperial Majesty, Ọọ̀ni Adeyeye Enitan Babatunde Ogunwusi, Ojaja II, CFR, a more complete portrait is emerging of a distinguished prince whose life was defined by enterprise, excellence, and quiet service.
To many, he was a revered prince of the ancient House of Oduduwa. To Nigeria’s business community, he was one of the country’s foremost indigenous real estate developers—a visionary entrepreneur whose audacious investments transformed the skyline of Lagos and raised the bar for luxury residential development.
Born into the illustrious Giesi Ruling House of the Ogunwusi Royal Family of Ile-Ife, Prince Adetunji inherited a proud royal heritage. Yet he chose to build his own legacy through hard work, professionalism, and an unwavering belief in Nigerian ingenuity.
His educational journey reflected the discipline that would later define his career. He began his early education at Subuola Memorial Nursery and Primary School, GRA, Agodi, Ibadan, before proceeding to St. Patrick’s Grammar School, Orita Bashorun, Ibadan. He later attended the Oyo State College of Arts and Science, Ile-Ife, where he completed his Advanced Level studies between 1984 and 1986. Determined to pursue excellence, he gained admission to the University of Ibadan, where he studied Agricultural Economics, graduating in 1990. The analytical training he received there would become the foundation for a remarkable career in banking, investment, and real estate. Published profiles consistently trace this educational path and highlight it as the bedrock of his later business achievements.
Prince Adetunji commenced his professional career in 1991 with Nigeria Intercontinental Merchant Bank, where he quickly distinguished himself through diligence, strategic thinking, and financial acumen. His growing reputation earned him a move to Hillcrest Merchant Bank, where he rose to become Head of Credit and Marketing. His years in merchant banking equipped him with deep expertise in corporate finance, investment analysis, and project development—skills that would later prove invaluable in the property sector.
Driven by an entrepreneurial vision, he subsequently became Managing Partner of New Africa Investment Limited, where he broadened his experience in investment management and business development. But it was in 2005, with the establishment of Primewater Vew Limited, that Prince Adetunji truly found the platform on which his vision could flourish.
Under his leadership, Primewater View Limited grew into one of Nigeria’s most respected indigenous real estate companies, renowned for delivering high-quality developments that combined architectural elegance with functional excellence. At a time when luxury high-rise residential projects were largely the preserve of foreign firms, Prince Adetunji demonstrated that a Nigerian-owned company could compete at the highest level.
His crowning achievement remains the iconic Primewater Gardens Estate at Ikate-Elegushi, Lekki. Today, the estate stands as one of Lagos’ most prestigious residential developments, comprising nearly 40 high-rise residential buildings with approximately 650 apartments. More than a housing estate, Primewater Gardens became a symbol of confidence in Nigeria’s real estate industry and a testament to the vision of a developer who believed that world-class communities could be conceived and delivered by Nigerians.
Over the years, Primewater View Limited delivered hundreds of residential units across the Victoria Island–Lekki corridor, helping to redefine urban living while creating employment opportunities for architects, engineers, artisans, contractors, and countless professionals within the construction value chain. His work contributed significantly to the transformation of Lekki into one of Africa’s fastest-growing luxury residential districts.
Yet, those who knew Prince Adetunji insist that his greatest achievements cannot be measured by the impressive towers that grace the Lagos skyline.
Despite his accomplishments and royal lineage, he remained remarkably humble, approachable, and gracious. Friends, colleagues, employees, and associates remember a man who treated everyone with dignity and respect regardless of status. He listened more than he spoke, mentored young entrepreneurs, encouraged innovation, and believed deeply in empowering others to succeed.
He never wore royalty as a badge of superiority. Instead, he embodied the Yoruba virtues of ìwà pẹ̀lẹ́—gentleness, humility, integrity, and good character. Those qualities endeared him to people from every walk of life and earned him admiration far beyond the palace walls.
His entrepreneurial spirit also mirrored the developmental outlook for which his younger brother, the Ooni of Ife, has become widely known. Together, though serving in different spheres, the brothers demonstrated that leadership is most meaningful when it creates opportunities, inspires progress, and leaves society better than it was found.
The passing of Prince Adetunji Ogunwusi is therefore not merely the loss of a prince. It is the loss of an accomplished banker, visionary investor, nation builder, employer of labour, philanthropist, and one of the pioneers of modern indigenous real estate development in Nigeria.
For the House of Oduduwa, the Ogunwusi Royal Family, the people of Ile-Ife, and Nigeria’s business community, his transition leaves an irreplaceable void. Yet his legacy endures—in the magnificent skyline of Primewater Gardens, in the thriving communities he built, in the professionals whose careers he nurtured, and in the countless lives enriched by his generosity, wisdom, and quiet humanity.
Though he has departed this earthly realm, Prince Adetunji Adeyemi Ogunwusi leaves behind a legacy firmly rooted in excellence, innovation, integrity, and service. He proved that true nobility is not measured solely by royal birth, but by the positive and lasting impact one makes on society.
As family, friends, business associates, and the people of Ile-Ife bid farewell to this distinguished Prince of the Source, they do so with gratitude for a life exceptionally lived and a legacy that will continue to inspire generations.
