Lagos, August 4, 2025 — The Lagos State Government has uncovered 176 illegal estate developments across the state, particularly concentrated in Eti-Osa, Ajah, Ibeju-Lekki, and Epe, and has issued a 21-day ultimatum to the developers to regularize their layout approvals.
This development was announced in a statement signed by the Director of Public Affairs at the Ministry of Physical Planning and Urban Development, Mukaila Sanusi. The estates were declared illegal for failing to obtain necessary layout approvals from the ministry, a violation of Lagos State’s urban development regulations.
According to the Permanent Secretary, Office of Physical Planning, Oluwole Sotire, the unapproved estates undermine the state’s commitment to sustainable development and conflict with the goals of the T.H.E.M.E.S+ Agenda—Governor Babajide Sanwo-Olu’s strategic blueprint for transforming Lagos into a smart, resilient city.
“The identified illegal estates include Adron Homes, Elerangbe; Aina Gold Estate, Okun-Folu; Diamond Estate, Eputu; Prime Water View Garden, Ikate Elegushi; and Royal View Estate, Ikota, among others,” Sotire stated.
He said the affected developers have been given 21 days to submit their documentation to the Ministry’s office in Alausa, Ikeja, for layout approval processing.
The Ministry emphasized that this enforcement action is part of its routine regulatory responsibilities aimed at ensuring orderly urban development and preventing haphazard growth.
Sotire also urged all real estate developers and practitioners in Lagos to register with the Lagos State Real Estate Regulatory Authority (LASRERA), which is mandated to oversee, coordinate, and monitor activities in the property sector.
The state government reiterated its commitment to maintaining a structured and compliant real estate environment for residents and investors.
